Who is the developer?
Arnack Developments Limited's stated objective is a commitment to excellence with the specific intention of providing people with quality and value in sought after locations. The company is made up of investors who have wide experience in developments in New Zealand and Australia.

Will the sites in the resort be privately owned? Yes Most Definitely!
The Cooks Beach Resort is based on a structured proportional ownership system.  This provides a separate certificate of title for each owner with the right of exclusive use and occupation of their specified site and a share of the resorts common amenities.  This system is already used in other resorts and campsites throughout New Zealand.

When is the expected completion date?
Stage One is completed and sites are now available for sale from the 27th of December 2009. It is anticipated that Stage Two will be completed within the next 12 months.

Will I be able to generate Income from my site?
Owners have the opportunity to let their site or cottage as they choose for additional income through the resorts management services.  You have the choice of placing your holiday home or site into the rental pool and receiving an income from your investment both now and for the future.

Can I onsell my site when I wish?
Yes, as an owner it is your right to on-sell your site and/or cottage whenever you wish with the benefit of any improved value.  However, if you wish to sell within a three year period from purchasing from the Developer, you must provide to the Developer a 14 day right of refusal at the price you purchased in accordance with the terms of sale.  If you wish you sell after three years of purchasing from the Developer you can do so by offering the site for sale.

How sunny, and what will the views be like from the sites?
The development predominantly faces north to capture the best sun advantage, with views of the beautifully landscaped pool and surrounding areas..

Is the swimming pool heated?
Yes, the lagoon swimming pool will be heated and the two spa pools also.

Who will maintain the property, garden and pool?
The Cooks Beach Resort Management under the body corporate will be responsible for maintenance of the common facilities (pools, kitchen, ablutions, etc). Full resort management has been provided for in the Body Corp expenses. The development will be maintained by the developer for a period after completion.

Can I have pets?
Unfortunately no pets are permitted.

How big are the cottages?
There are a variety of existing cottages to choose from with varying floorplans ranging from 54.30sq/m to 80.60sq/m.

What will the Body Corp fees be?
The body corporate fees will depend on the maintenance contracts entered into.  They are set at $2,008 per site per annum for the year 2010-2011.  Fees include includes local body rates, grounds and facilites maintanence, security and an allowance for an onsite manager.  The body corporate fees will be reviewed annually.
